Hillcrest Village

Built in 2016, Hillcrest Apartments was developed to address the region’s critical need for affordable workforce housing. Led by Senior Developer Jason Muniz, with Matt Hollander as a collaborator, the project provides 50 one-, two-, and three-bedroom units on a 3.5-acre site, offering modern, energy-efficient housing for residents in Manistee.

A Partnership with the Little River Band of Ottawa Indians

Sponsored by Little River Real Estate Management, LLC, a subsidiary of the Little River Band of Ottawa Indians (LRBOI), Hillcrest supports the Tribe’s mission to expand economic development and provide housing for displaced Tribal members and local workforce employees. The Tribe, a major regional employer through its Little River Hotel and Casino, contributed NAHASDA and other funds to support the project while gaining valuable experience in affordable housing development and operations.

Project Features & Community Integration

Hillcrest includes:

  • 26 one- and two-bedroom apartments in an elevator-serviced midrise building
  • 24 two- and three-bedroom stacked flats with private entries across four buildings
  • 45 income-restricted units under LIHTC Income Averaging, plus five market-rate units
  • Five barrier-free apartments for accessibility

Residents enjoy high-quality amenities, including a community room, fitness center, on-site management, resident storage, and maintenance facilities. Upper-floor units offer scenic views of Lake Michigan or Manistee Lake.

Prime Location & Walkability

Located within walking distance of downtown Manistee, Hillcrest provides easy access to shops, restaurants, a movie theater, marinas, and public beaches. Essential services such as a full-service grocery store (Save A Lot), North Channel Brewery, and the City’s Fifth Street public beach are just blocks away. Additionally, community resources like the youth center, Senior Center, and local schools are all within a one-mile radius.

By combining affordability, convenience, and strong community partnerships, Hillcrest Apartments continues to be a cornerstone of workforce housing in Manistee, enhancing both economic development and quality of life for its residents.
